Steve White didn't come to Dominion just as an underwriter.
He came as a real estate investor, a former software developer, and someone who had spent years building and managing his own portfolio.
After discovering real estate in the wake of the 2009 market downturn, he developed a hands-on understanding of investing, from flips to long-term rentals, managing properties himself along the way.
When he joined Dominion in 2022 as an Analyst, he wasn't just looking for a new role. He was looking for a place where he could apply both sides of his experience, real estate and technology, in a meaningful way.
He found exactly that.
Learning the Business
From the beginning, Steve stepped into a fast-moving environment where the expectations were high and the pace required focus and discipline. The team was sharp, the company was growing quickly, and much of the work was still highly manual.
That combination created something else: opportunity.
Early on, Steve saw clear ways to improve how the work was being done.
Building Solutions From the Inside
In his first year, Steve built a spreadsheet to automate a significant portion of the underwriting process.
At first, it was just for his own use. Then a coworker asked for it. Then another. Before long, it became the standard across his team, and eventually across the company.
What started as a simple internal tool evolved further. That spreadsheet became a full web application, now used as a core part of Dominion's underwriting process.
At the same time, Steve's role began to evolve. He was no longer just underwriting loans. He was also building the systems that supported the people underwriting them.
Expanding the Role
As his impact grew, so did his responsibilities.
Steve became a hybrid of underwriter and developer, supporting his team not only through his work but through the tools he created.
His ability to identify problems, build solutions, and improve efficiency across the department led to rapid growth within the company.
Within three years, he was promoted from Analyst to Senior Analyst, and then to Underwriting Manager, a role that had not previously existed.
Developing New Capabilities
Along the way, Steve developed a completely new skill set.
Through Dominion's investment in tools, time, and experimentation, he learned AI-driven software development and began building more advanced applications using platforms like Claude Code.
What would have taken years to learn independently became part of his day-to-day work.
Today, he continues to evaluate and build new tools that improve underwriting, loan servicing, and internal processes across the company.
A Different Kind of Environment
Dominion's environment played a key role in that growth.
As a company that grew from a smaller operation into an industry leader, it still maintains a level of flexibility that allows people to experiment, build, and improve processes in real time.
